Commercial Ventilation & Duct Cleaning

Internal ductwork cleaning to TR19 and BESA standards. Remove grease accumulation, improve air quality, and meet your fire safety obligations, with full photographic documentation on every visit.

Why Duct Cleaning Matters Beyond the Kitchen

Commercial ventilation ductwork carries air throughout a building, and over time it accumulates grease, dust, debris, and biological matter that poses both a fire risk and an air quality concern. In kitchen environments, grease-laden ductwork is one of the primary causes of commercial fires. In other commercial settings, contaminated ductwork can compromise air quality and trigger regulatory non-compliance.

The BESA TR19 standard applies specifically to kitchen extraction systems, but BESA also publishes guidance for general ventilation ductwork. Hy5 cleans both. Our teams are certified to BESCA standards and carry out all duct cleaning with full photographic documentation before and after.

We work in commercial kitchens, hotels, schools, care homes, office buildings, and commercial laundry facilities: anywhere that ductwork accumulates grease or contaminants that require professional removal.

Grease-laden ductwork is the primary cause of kitchen fires

Internal ductwork can carry grease deposits far beyond the canopy, often far enough that a surface clean of the hood alone leaves significant fire risk in place. We clean the full run, from canopy to discharge point.

200µm

Maximum grease deposit permitted under TR19 in kitchen extraction ductwork. We measure and document readings on every job.

BESCA VHR

Our ventilation hygiene technicians are BESCA VHR accredited, the benchmark certification for UK duct and ventilation cleaning.

Full duct run

We clean from canopy to discharge, not just the accessible sections. Full photographic evidence provided on completion.

What's Included in Every Duct Clean

Our ventilation cleaning covers the full system. Access panels are opened, the ductwork is cleaned internally, and everything is documented.

Internal Ductwork Clean

Full internal clean of all duct runs: grease, debris, and biological contamination removed using specialist equipment.

Fan & Terminal Clean

Extract fans, terminal units, and discharge points cleaned to remove accumulated deposits and restore airflow efficiency.

Grease Micron Readings

Grease deposit measurements taken throughout the kitchen extraction system and documented in the compliance report.

Access Panel Inspection

All access points opened, inspected, and cleaned. Condition of panels and seals noted, with any issues flagged in the report.

Pre & Post Photography

Photographic evidence of ductwork condition before and after the clean, included in your compliance report.

Compliance Report

Full written report issued on completion, suitable for your insurer, fire officer, or building manager.

Where We Work

We clean ventilation ductwork across a wide range of commercial environments.

Commercial Kitchens

Kitchen extraction ductwork from canopy to discharge: the primary application for TR19-compliant duct cleaning.

Hotels & Hospitality

Multi-kitchen hotels with complex duct runs across restaurant, events, and room service kitchens.

Commercial Laundries

Extraction and ventilation systems in commercial laundry facilities where heat and moisture create specific contamination risks.

Frequently Asked Questions

What is the difference between TR19 extraction cleaning and general duct cleaning?
TR19 extraction cleaning specifically refers to kitchen canopy and extraction systems (the canopy, ductwork, filters, and fan) and applies the BESA TR19 standard for grease deposit measurement and certification. General duct cleaning covers ventilation ductwork in non-kitchen environments (air handling units, supply and extract ducts in offices, hotels, and other commercial buildings) and is carried out to BESA guidance rather than the specific TR19 kitchen standard. Hy5 carries out both.
How often should ventilation ductwork be cleaned?
For kitchen extraction systems, TR19 sets mandatory cleaning frequencies based on use (quarterly, 6-monthly, or annually). For general commercial ventilation ductwork, BESA recommends cleaning frequency based on duct condition assessments: typically every 2 to 5 years for standard commercial use, more frequently in environments with high contamination. We carry out an initial survey and recommend the appropriate schedule.
Do you clean ductwork in commercial laundry facilities?
Yes. Commercial laundry facilities generate significant moisture and lint accumulation in extraction and ventilation systems. We clean these systems to BESA standards with full documentation. If you currently have a laundry extraction cleaning requirement, call us on 01229 588556 to discuss your specific setup.
What areas do you cover?
Based in Ulverston, we cover the whole of Cumbria, Lancashire, and the wider Northwest. Call us on 01229 588556 to confirm we cover your location.
